Screening and Adverse Action

Screening workflows should follow the Fair Credit Reporting Act, Fair Housing Act, state rules, and required adverse-action notice practices. Landlords remain responsible for compliant decisions.

State and Local Forms

Verde is a system of record and workflow engine, not a national form publisher. Owners should upload or use the lease, inspection, and disclosure forms required for the property location.

Deposits and Escrow

Security deposits, pet deposits, and escrow records are tracked separately from rent where the accounting model requires it.

Payments and PCI

Payment account setup uses Stripe-hosted onboarding and Checkout. Verde's tenant forms do not collect online banking credentials or full account and routing numbers; Stripe handles the payment account and gives Verde the references and payment state needed to operate authorized payments.

Tax Reporting

Schedule E exports, annual rent summaries, vendor totals, and payment reports are organizational tools. Owners should review tax treatment with a CPA.

Account Export

Owners can download supported portfolio records and available private documents through the account export workflow. Export availability does not replace legal, tax, or records-retention review.
