Terms of Service

Operational terms for using Verde Homes.

These Terms describe the operational rules currently supported by Verde Homes. Verde provides property-management software; it is not a law firm, CPA firm, bank, insurer, or property-management brokerage. Property owners remain responsible for their decisions, records, forms, notices, and obligations. Additional legal terms remain subject to qualified counsel review.

Create Owner Account

Acceptance of Terms

Creating an account or using Verde means accepting the version of these Terms and the Privacy Policy presented during registration. Verde records the accepted policy versions and acceptance time.

Eligibility and Authority

An owner must be able to act for the rental portfolio or organization being created. Tenant and property-manager access remains invitation-based and is limited to the role and organization assigned to the invitation.

Account Registration and Security

Users must provide accurate registration information, protect their credentials, change temporary passwords, and promptly report suspected unauthorized account access.

User Responsibilities

Owners control property operations and role invitations. Tenants and property managers must use their assigned access only for authorized rental activities. Owners remain responsible for local forms, notices, screening decisions, and property-management obligations.

Subscriptions and Recurring Billing

Paid plans renew monthly at the price shown during Checkout until canceled. Plan capacity and included features are shown on the Pricing page. Upgrade and downgrade self-service is not currently offered; contact support for available options.

Payment-Processing Services

Subscription Checkout, tenant payments, saved bank-payment methods, connected-account onboarding, and owner payouts use Stripe-hosted services. Availability depends on Stripe account and payment-method readiness.

Processing Fees and Taxes

Subscription charges and tenant payment-processing fees are separate. ACH and card fees, when applicable, are shown before Checkout. Verde does not promise that taxes are included or collected unless Checkout expressly displays them.

Failed and Duplicate Payments

Card or ACH payments may remain pending or fail. Access, balances, and payment history update after Stripe confirms the relevant event. Customers should contact support about a failed or duplicate payment instead of submitting repeated payments.

Cancellation, Refunds, and Disputes

The current account-closure workflow cancels an active Verde subscription immediately without proration or an automatic refund. Other cancellation, refund, dispute, and chargeback requests require support review; no refund outcome is promised.

Account Export

Owners can immediately download an available ZIP export from Settings. The export contains supported portfolio records and available private document files; external provider records and unavailable files are not included.

Archive

Archiving immediately cancels the current Verde subscription without proration or a refund, then places the workspace in read-only mode. Existing outstanding charges are not changed.

Reactivation

Reactivation restores an archived workspace to active lifecycle status but does not create or resume a paid subscription.

Account Closure

Eligible owners can schedule account deletion after a 30-day read-only grace period and can cancel the schedule before permanent processing begins. Permanent deletion processing is not currently active. Scheduling a deletion does not itself permanently delete database, Storage, Auth, or Stripe records.

Retention and Deletion

Financial, security, audit, fraud-prevention, dispute, and externally retained Stripe records may be preserved or anonymized when operational or approved retention rules require it.

Acceptable Use

Users may not upload unlawful content, misuse tenant data, access another organization without authority, interfere with the service, or use Verde to bypass housing, privacy, payment, screening, or other applicable rules.

Customer-Provided Data

Customers decide what property, tenant, lease, payment, maintenance, vendor, and document information to provide. Customers must have authority to provide that information and remain responsible for its accuracy and lawful use.

Third-Party Services

Verde relies on service providers including Stripe, Supabase, Vercel, Resend, and, for enabled AI-assisted features, OpenAI. Provider availability and separate provider terms may affect related workflows.

Service Availability and Changes

Verde may maintain, repair, suspend, or change features to protect customers, comply with approved operational decisions, or respond to provider limitations. Availability is not guaranteed to be uninterrupted. Material customer-impacting incidents are handled under Verde's incident process.

Suspension and Termination

Verde may restrict access when an account is archived, scheduled for deletion, unpaid, misused, or presents an operational or legal risk. Read-only and retention behavior depends on the applicable lifecycle state.

Supported Disclaimers

Reports, tax summaries, screening tools, lease records, AI-assisted outputs, and workflow suggestions are organizational tools and are not legal, tax, accounting, financial, or professional advice. Users should obtain qualified advice when needed.
